Terms and Conditions

Lamu House is operated by LHOM Limited, Lamu. By booking accommodation through our website, email, or partner platforms, you agree to the following terms and conditions. These terms are designed to ensure clarity and fairness for both guests and management.

Reservations & Deposits

All bookings are subject to availability and will be confirmed via email or in writing. In some cases, a deposit may be required to guarantee your reservation. LHOM Limited reserves the right to cancel unconfirmed or unpaid bookings if deposit terms are not met.

Cancellation Policy

• Free cancellation is available up to 21 days before your scheduled arrival date.
• Cancellations made 4 to 20 days before arrival will incur a 50% charge of the total booking amount.
• Cancellations made within 72 hours, or no-shows, will be charged 100% of the booking amount.

Any refund due will be processed within 14 working days, less applicable transfer charges. We strongly recommend guests purchase travel insurance to cover unforeseen circumstances such as flight cancellations or illness.

Check-in & Check-out

• Check-in time: from 1:00 PM
• Check-out time: by 11:00 AM

Early check-in or late check-out may be possible by prior arrangement.

Payment Terms

Payment can be made via credit/debit card, mobile money (M-Pesa), or direct bank transfer. All payments are accepted in United States Dollars or Kenyan Shillings (KES). Prices displayed on the website are in United States Dollars unless otherwise indicated. Any outstanding balance must be paid at check-in unless a prior arrangement is made.

Rates quoted include applicable government taxes unless stated otherwise. LHOM Limited reserves the right to adjust pricing in case of changes in tax legislation or significant currency fluctuations.

Guest Conduct & Liability

Guests are expected to behave respectfully toward staff, other guests, and the property. LHOM Limited reserves the right to cancel any booking or request a guest’s departure without refund if their behavior is deemed disruptive or inappropriate.

Children Policy

Children of all ages are welcome at the property. Children aged 2 years and under can stay free of charge when using existing beds. Children aged 3 years and above are considered an extra person and will be charged at the applicable adult rate. Parents or guardians are fully responsible for the supervision, conduct, and safety of their children at all times during their stay on the premises.

While every effort is made to provide a safe environment, LHOM Limited is not responsible for loss or damage to personal belongings, or for any injury sustained during your stay, unless caused by our proven gross negligence.

Privacy Policy

At Lamu House, we are committed to protecting your privacy. We collect and process your personal information—such as your name, contact details, and booking preferences—solely for the purpose of managing reservations, providing guest services, and communicating with you regarding your stay. Your data is stored securely and only retained for as long as necessary to fulfill these purposes or as required by law.

In compliance with the General Data Protection Regulation (GDPR), if you are located in the European Union, you have the right to access, correct, or request the deletion of your personal data. We do not share your information with third parties except where necessary to process your booking or comply with legal obligations.

By using our services, you consent to the collection and use of your information as described in this policy.

Force Majeure

LHOM Limited shall not be held liable for failure to perform obligations due to causes beyond our reasonable control, including natural disasters, travel restrictions, political unrest, or other force majeure events.

Governing Law

These Terms & Conditions shall be governed by and construed in accordance with the laws of the Republic of Kenya. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the Kenyan courts.
